The tulip bubble burst because the supply of tulip bulbs finally increased thus driving down prices. The "housing" bubble was not an increase in the price of houses because the supply of houses was increased furiously by builders the entire time of the run up. The price increase was entirely due to the increase of land value with no increase in supply. Calling it a "housing" bubble obscures the issue and will now, as always, result in failure to get at the root cause: land speculation.

Imagine going to the bank and asking, "I'd like to open an account for minus (-)$100K". After years of deposits adding up to $100K you will have $0 in the account. Silly isn't it?
